Last year’s land sales success generates new instruction for Carter Jonas
Property experts Carter Jonas are launching 82.80 acres of land for sale within the Nene Valley SSSI between the villages of Great Doddington and Wollaston.
Divided into two lots, but available as a whole, the land includes approximately 29 acres of lakes and ponds, which would be suitable for a variety of different activities and uses. With a guide price of £3,560 per acre, Carter Jonas are confident that they will achieve similar success to the 27 acres of neighbouring pasture land they sold last year, which exceeded the £125,000 guide price.
Ross Kent, rural surveyor for Carter Jonas, Northampton, said: “This is an ideal opportunity to buy a substantial amount of land in the heart of the Nene Valley. The land was previously quarried for sand and gravel and has been fully restored; the combination of permanent pasture with extensive lakes and ponds has excellent nature conservation potential.”
The property is bisected by Grendon Brook with good access from the Hardwater Road, and includes a bridge to provide suitable agricultural access between the two parcels. There has been an electricity supply to the site, and there is the potential to erect a small building or fishing lodge subject to gaining the necessary consents.
Added Ross: “We had an extremely successful marketing campaign last year, and we are confident that because of the amount of land that is for sale, its location within the SSSI and the fact that there are lakes included, there will be a great deal of interest not only from farmers, but purchasers looking to use the land and enhance the environmental potential of the area.”
