Carter Jonas offer advice to farmers and landowners preparing to sell land
With autumn being a good time to launch a farm for sale on to the open market, Northampton based property consultants Carter Jonas has put together an information sheet for farmers and landowners that highlights how they can begin to prepare farms and land for sale to help achieve the best possible price.
Senior Rural Surveyor Katie Turner explains: “The most successful land sales are the ones that have no hidden surprises, so the more work that can be done prior to the sale be it preparing paperwork or tidying up the farm, then the smoother the whole process will be. First impressions are paramount, so the importance of preparing a farm for sale ahead of time cannot be underestimated. There are a number of minor cosmetic jobs that can be carried out relatively inexpensively which can make a real difference to the initial appearance of a farm.”
The Top Tips sheet is a checklist of what farmers and landowners need to think about prior to marketing their farm and includes everything from tax considerations through to legal information and farm presentation.
Added Katie: “When selling agricultural land we aim to achieve the best possible price for our client, so it is important to do some preparation and ground work in advance of the marketing. Whilst our list is not exhaustive there are many points that need consideration and discussion, which is where a reputable land agent really does come into their own.”
